The accountant behind Accountants for Property

Danny Wood has spent twenty-five years in accounting, and now spends all of it on one kind of client.

Most accountants work across fifty different industries. That is not a criticism, it is simply how a general practice has to work. But it means that when you ring up about a holding company, or about whether the kitchen you have just replaced is a repair or an improvement, you are often the first person to raise it that month.

Accountants for Property exists because property is the only thing we do.

Twenty-five years, pointed at one thing

Danny Wood is a qualified management accountant, ACMA CGMA, and a member of CIMA, the Chartered Institute of Management Accountants.

He has spent over twenty-five years in accounting, marketing and business advisory, and has extensive property knowledge that he now uses solely to guide landlords. That combination matters more than it sounds. Plenty of accountants can file a set of company accounts. Far fewer have sat on both sides of a property business and can tell you what the numbers mean for the next purchase rather than just what they were for the last year.

He is also a member of the Entrepreneurs Circle and a licensed marketing and sales coach, which means the conversation can cover more than the numbers when you want it to.

Why limited companies only

This is the part people are sometimes surprised by, so it is worth being plain about.

We work with landlords whose property is held in a limited company, and only those. Not because property in your own name is wrong, but because a company is a genuinely different animal. It has its own tax rules, its own deadlines, its own ways of costing you money quietly, and its own opportunities that simply do not exist for personally held property.

Doing one of those two things properly is better than doing both of them adequately.

If your properties are in your own name and you are weighing up whether to incorporate, that is a fair conversation to have, and a common one. If you would rather keep them there, we are not the right fit, and it is better for both of us to know that early.

How we work

Every client works in Xero or QuickBooks. If you are not on either yet, we will move you across, and that is included rather than being a project you pay extra for. It is the thing that makes everything else possible: once the numbers are in one place and current, your accounts stop being an annual archaeology exercise and a broker's request becomes a short email rather than a three-week wait.

Alongside the property companies, we also look after any other business you run, so it all sits under one roof rather than being split between two firms who do not talk to each other.

Where we are

Accountants For Property Limited is based at the Innovation Centre, Maidstone Road, Chatham, Kent ME5 9FD. Most of the work happens over video and email, and most clients are nowhere near Kent, but the door is there if you want it.

The first consultation is free, and it is a conversation rather than a sales call. If there is nothing worth doing, we will say so.
